My Experience Investing in a Changing Real Estate Market

I quit my corporate job in 2005 to pursue real estate fulltime. I had listened to Carlton Sheets? ?Zero Down Investing? course multiple times the year leading up to my departure from my day job while trying to learn as much as I could. Flipping through study guides and reading real estate books only served to increase my appetite for this industry. I remember the excitement of learning these concepts with the hopes of one day putting it all into practice.

My entrance into real estate involved training from a start-up company out of Seattle, WA. They had developed a training system for producing real estate transactions that involved pairing investors and lease-purchase tenants. The idea was that an individual who couldn?t qualify for financing would choose a house and the investor would buy the property and lease-purchase it back to the tenant for a higher amount. The tenant would then go into a credit counseling program with the intention of improving credit to the point where he or she could qualify for a mortgage and buy the property back from the investor. ?I was able to carve out profit by putting the property under contract (with a willing lease purchase tenant) and then assigning my interest to the end investor with a built-in assignment fee of a few thousand dollars.

The model worked great for the first couple of years, but gradually became more difficult as the industry changed. ?In just 2 short years, my program began to fall apart for a number of different reasons.? First, investor financing went from 100% financing to 95% to financing to 90% financing all within less than 24 months. Investors who had been used to getting unbelievable leverage were less inclined to buy investment properties with increased down payment requirement. Second, banks began to tighten on the assignment fee we had written into the contract, and no longer wanted to allow our investors to finance this fee into their loan. Third, the financing options available to our lease-purchase tenants began to get very difficult as subprime mortgages started to go away and FHA financing standards got tighter. In addition to all of this, investors began to see the real estate market slow down and were no longer willing to bank on appreciation. Values began to grow stagnant and real estate activity on a whole gradually began to taper off.

Fast forward to today and I can tell you that my first 2 years in real estate gave me an education that no real estate course could have taught me.? While I learned the ins and outs of contracts, marketing, tenant placement, etc. ? the number one lesson I learned was the importance of changing with the market. ?None of the books or courses I had read ever mentioned anything about the speed at which things can change and the need to adapt to market changes. It took constant head scratching and strategy sessions to make sure I could continue to run a business that was relevant, applicable and profitable in an ever shifting real estate industry.

If there was one lesson I would pass on to new investors (especially those who plan to do this full-time) ? don?t ever get comfortable in your approach to real estate. ?From lending guidelines to inventory shortages to increasing competition, etc., there will always be changes that challenge the way we approach real estate. ?To stay in this business, it takes creativity and a drive to know your market and stay ahead of the curve.

Cell Phone Outages 'Could Get Worse' As Company Offers Free Cell ...

NEW YORK (CBSNewYork) ? Superstorm Sandy knocked out power to millions of customers across the Tri-State Area.

As of 3 p.m. Wednesday, Con Edison reported more than 637,000 customers in the five boroughs are still in the dark.

One company is coming to the rescue in Manhattan, offering free cell phone charging stations at bars north of 39th Street in the borough.

goCharge kiosks house up to 16 built-in chargers that can accommodate most cell phones, smart phones, tablets and mp3 players, according to the company.

In a conference call with reporters on Wednesday, Federal Communications Commission Chairman Julius Genachowski said they are anticipating communication outages could get worse before they get better.

Verizon said six percent of its cell sites remained down in areas hard hit by Sandy, but said all switching and data centers are fully operational.

T-Mobile issued a statement detailing greater outage issues, saying about 20 percent of its network in New York City is out of service.

AT&T did not release specific outage numbers, but all three cell phone companies said they were working to assess and repair all damage, the New York Times reported.

Watch out, iPad! Android snags 41 percent of tablet sales

Tablet sales increased in the last year, and it appears that Android accounted for more of that growth than the current champion, iOS. Apple is still on top, but for how long?

Strategy Analytics reports that global tablet sales in the third quarter of 2012 reached nearly 25 million ? up 43 percent from the same period last year. That sounds like a lot, but in fact, it's the weakest growth the tablet market has seen since it began.

But it's still a big increase in absolute terms, and Android owned the lion's share of it. It doubled its shipments since the same period last year, from 5 million to 10 million. Apple still has it beat, but their shipment increase was much smaller: from?11 million to 14 million.

So of the 25 million tablets shipped, Android accounted for about 41 percent of them, while 57 percent were iOS.?

Worth noting is that Apple's 14 million units shipped were all one or two models: the 3rd-generaion iPad and the cheaper iPad 2. Android, on the other hand, is a wilderness of sizes, brands, and prices. The Kindle Fire has been calculated to be the single most popular Android?tablet, and?other standouts, like the Nook and Nexus 7, have also moved quite a few units. But there are hundreds of smaller brands and cheaper devices that also contribute to the total.

Apple's new iPad Mini, unveiled Tuesday,?might give a boost to sales, and the next year may also see Microsoft's new tablet, the Surface, in the mix. Pre-orders for the least expensive Surface?sold?out recently. And,?Google, too, may yet have?a surprise up its sleeve: An event on the Monday promises new tablets and possibly an updated operating system.

Ex-Britney Spears confidante sobs over death threats

LOS ANGELES (Reuters) - The former confidante of pop star Britney Spears broke down on the witness stand on Wednesday, saying his villainous portrayal in a book written by the singer's mother triggered a deluge of death threats that drove him into a suicidal depression.

"If I went anywhere public, people were assaulting me," Sam Lutfi told jurors at a civil trial in Los Angeles.

"People I knew were shunning me. There were numerous postings online on websites ... that were threats to kill me. People wishing that I was dead," Lutfi said, choking up and beginning to cry. "People wishing harm on my family."

Lutfi, who emerged as Spears' closest friend during her 2007 personal and career meltdown, was testifying for the second day in his lawsuit against the "Toxic" superstar and her parents.

He is suing Britney's mother, Lynne Spears, alleging she libeled him in her 2008 book, "Through the Storm," and made him a scapegoat for the singer's problems.

He is also suing Britney Spears for a chunk of her earnings, claiming she hired him as her manager soon after meeting him in 2007. And he is suing her father, Jamie Spears, for assault.

Lutfi said on Wednesday that Spears' father chased him, punched him and threatened to kill him in her Los Angeles home in early 2008.

"(Jamie Spears) was spitting and shouting, yelling at me, telling me that I had hurt his daughter and I had better leave or he was going to beat the hell out of me," Lutfi testified.

STARK CONTRAST

The trial, which began last week, has offered a glimpse into Spears' private life during her highly publicized crisis five years ago, including a divorce, a bitter child custody battle, a head-shaving incident and claims of amphetamine abuse.

Lutfi's tearful testimony provided a stark contrast to his cross-examination, during which Spears family attorneys read details from four restraining orders filed against him since 2004 in which the family, and other associates of Lutfi, accused him of threatening and terrorizing them and their relatives.

Joel Boxer, attorney for Britney Spears' estate, asked Lutfi if, during the time he claimed he was Britney's manager, he set up or presented any entertainment industry deals for the singer. Lutfi said no.

Lutfi has said he met Britney Spears at a nightclub in 2007 and that she quickly hired him as her manager and promised him 15 percent of the $800,000-plus she earned each month.

Attorneys representing Spears say Lutfi was preying on the singer during a vulnerable period in her life.

Jurors on Wednesday watched video footage showing a distraught and angry Spears being hounded by paparazzi in 2007. In one clip, the Louisiana native shouted at photographers in a fake British accent. In another, she was seen sitting on the sidewalk, cradling her dog and crying as paparazzi snapped photographs and taunted her.

Spears, now 30, whose personal and business affairs are still overseen by a conservator, has since made a comeback, releasing several hit albums and landing a judging spot on TV talent show "The X-Factor."

She is not attending the trial and is not expected to testify.

Northwestern Medicine Surgeons Perform 100th Kidney Paired ...

Chicago--(ENEWSPF)--October 24, 2012. ?Largest living donor kidney transplant program in the country reaches milestone

Northwestern Medicine? transplant surgeons and physicians have reached a significant milestone with the completion of the 100th successful kidney paired donation transplant, a strategy which has enlarged the pool of kidneys available for donation for patients with a living donor who is not compatible.

?We are proud of this accomplishment and our diligent focus to lead the way in finding innovative techniques to provide more patients the opportunity to get the transplants they need,? said Michael Abecassis, MD, chief of the division of organ transplantation at Northwestern Memorial Hospital and the J. Roscoe Miller distinguished professor in the departments of surgery and microbiology/immunology at Northwestern University Feinberg School of Medicine. ?Many times when family members want to donate, they are not matches for their loved ones. They can, however, donate their kidney to someone else who matches, and in return, their loved one receives the gift of life.?

A paired exchange is a possible solution for donor and recipient pairs who have certain incompatibilities including blood type and immunological differences. Paired exchange transplants are made possible when a kidney donor, who is not compatible with their intended recipient, is paired with another donor and recipient in the same situation.

Northwestern relies on innovative technology including a robust patient database and computer software that allows for real-time identification of kidney paired donation opportunities. ?This technology leads to the successful transplantation of incompatible patients in mere months, instead of relegating these patients to five to ten years of waiting for a deceased donor kidney transplant,? said John Friedewald, MD, transplant nephrologist at Northwestern Memorial and chair of the UNOS kidney transplantation committee. ?Technology alone, however, is not enough. It takes teamwork and careful planning from the whole team; the immunologist, nurses, physicians and surgeons all working together to make these transplants happen.?

Over the last four years, Northwestern?s living donor kidney transplant program has grown to become one of the largest in the country, performing 636 living donor kidney transplants. This is more than any other hospital in the United States. In 2011, surgeons performed 154 living donor kidney transplants. Kidneys from living donors tend to last longer, function better and have fewer complications than organs from deceased donors. However, approximately one third of living donors are not a match for their intended recipient.

?In addition to kidney paired donation, Northwestern offers numerous techniques to help make living kidney donation available to donors and recipients who have mismatched blood types or immune systems,? said Joseph Leventhal, MD, PhD, transplant surgeon and director of the living donor kidney program at Northwestern Memorial and associate professor of surgery at the Feinberg School of Medicine.

Northwestern Memorial is one of only a handful of centers in the country that offers these pairs desensitization treatments, utilizing plasmapheresis, intravenous immunoglobulin and monocloncal antibody treatment, to both ABO and HLA antigens. The kidney transplant team is currently enrolling patients into two stem cell-based therapy trials; the protocol of the two clinical trials involves transplanting stem cells from a kidney donor?s bone marrow or peripheral blood into the recipient, with the hope of gradually eliminating the need for anti-rejection drugs.

?This milestone is a reflection of our commitment in providing a high level of support and options for patients to ensure that a transplant takes place when a medically viable living donor steps forward,? said Abecassis.

Rendering of new facility at Hutchinson

Montefiore Medical Center has announced an agreement with Simone Development to lease an 11-story, 280,000 s/f building at Hutchinson Metro Center.

The new construction project, scheduled for completion in the third quarter of 2014, will include an ambulatory surgery center, featuring 12 operating rooms and four procedure rooms; an advanced imaging center; onsite laboratory services and pharmacy; as well as new primary and specialty care practices.

The initial lease agreement is for 16 years with the option to extend the lease or purchase the tower.

?This new tower will allow Montefiore to bring the healthcare of tomorrow to our patients here in the Bronx,? said Steven M. Safyer, MD, president and CEO of Montefiore Medical Center. ?We are reshaping outpatient care and establishing leading practices that provide Montefiore?s world-class treatments through multidisciplinary teams at a hospital without beds.?

NHL gave clubs 2-day window to talk to players

NEW YORK (AP) ? While negotiators for the NHL and union kept conversations to a minimum, club officials had a brief window last week to discuss the league's latest proposal with its locked-out players.

So far, those discussions haven't produced any breakthrough, but they have inflamed an already unsettled atmosphere. The union hierarchy wasn't informed about the window then, and isn't happy about it, either.

"Most owners are not allowed to attend bargaining meetings," players' association special counsel Steve Fehr said. "No owners are allowed to speak to the media about the bargaining. It is interesting that they are secretly unleashed to talk to the players about the meetings the players can attend, but the owners cannot."

The NHL said Tuesday that team officials may have temporary contact with players, although there are parameters regarding what can be discussed.

"From our perspective, this is a nonissue and a nonstory," NHL deputy commissioner Bill Daly said Tuesday in an email to The Associated Press. "There is nothing ? legally or otherwise ? that precludes club personnel from communicating with their players."

But, more important, is the fact that NHL officials aren't talking to union leaders, and there are still no plans for negotiations to continue after breaking off last week. The hope of reaching a quick deal and getting a full season under way Nov. 2 is quickly evaporating.

If a new collective bargaining agreement isn't reached by Thursday, NHL Commissioner Gary Bettman says a full season won't be able to be played. As of now, the league has called off all games through Nov. 1. Without a deal this week, those games are in danger of being called off for good.

Last week, the NHL's most recent contract offer ? featuring a 50-50 split of hockey-related revenue ? was presented to the union and then publicly released in full. The union returned to the bargaining table last Thursday with three counterproposals, that would also get to an even split of hockey revenue, but each was quickly rejected by the league.

There is a major divide between the sides over how to deal with existing player contracts. The union wants to ensure that those are all paid in full without affecting future player contracts.

No negotiations have taken place since last week, but the sides held two conference calls over the weekend to address questions the union had regarding the NHL offer.

After the NHL released it on Wednesday, club officials were given until Friday to speak to players and answer questions they might have about the proposal.

In an internal league memo obtained by The Canadian Press, the NHL stated that those discussions must be limited to the contents of the proposal on the table. It also provided examples of questions that shouldn't be asked of players and noted that straying from the rules could "cause serious legal problems."

"You may not ask (a player) what he or others have in mind," the memo stated. "If he volunteers what he has in mind you should not respond positively or negatively or ask any questions but instead refer him to the NHLPA.

"Likewise, you may not suggest hypothetical proposals that the league might make in the future or that the league might entertain from the union."

This was the first time club officials were permitted by the NHL to talk to players since the lockout took effect Sept. 16.

Of course, Drag Race has always valued charisma, uniqueness, and nerve as much as it valued talent, so some of the resurrected contestants (I?m looking at you, Mimi Imfurst) are back as much for their infamy as for their facility with contouring make-up. Who will be crowned grand empress of the coterie of those already deemed ?America's Next Drag Superstars?? All will be revealed?but only after Ru makes you listen to a few tracks from her album, available now on iTunes. ?

J. Bryan Lowder: Well, well, hallelu, Mrs. Bloomer. I hope you're enjoying an Absolut cocktail in the Interior Illusions Lounge while we untuck all that. What were your first impressions of Ru's new show?

Jeffery Bloomer: Ha, I am enjoying a double, or maybe a triple. That was the sloppiest kiss to fans of this show?or format, since it's a "new series"?that I can imagine.

Lowder: Ooh, I'm intrigued. Say more?what did you find so appealing about it?

Bloomer: Well, the show started out as such a scrappy, lowest-of-the-low-rent, winking reality series, and then eventually become so bloated that I was afraid there was no more joke (see last year's never-ending finales).The crammed new team conceit and turbo lip-synching is delivering eactly what we came for?drag action. And there are only six episodes; no room for Ru to go too wild.

Lowder: I totally agree! The format of this special season seems very taut compared to all that fluff back at the end of Season 4 in May. Also, the team conceit and that lip-synch tag-out button are genius; I just hope someone actually uses it next time. Speaking of which, can you believe that Pandora didn't tag Mimi out??Mimi was clearly frocking up her lip-synch, looking manic rather than energetic, per usual.

Bloomer: That was bizarre, since it was so obvious Pandora had zero respect for Mimi, who I honestly don't even remember. (What were all those ominous mentions about her previous departure?) She did get a short deal, to be sure.

Lowder: Well, if you don't like Pandora, I wonder who you're rooting for. Could it possibly be that dark, crazy horse, Tammie Brown?

Bloomer: Another name I'll admit I didn't immediately recognize, though her sister act with Nina Flowers certainly had some of the most chemistry of any of the pairings.

Bloomer: Will you throw things at me if I say Latrice Royal and Manila Luzon?

Lowder: Only a little shade. I kid, of course not! They are fierce queens, clearly.

Bloomer: I do find them both to be a little antic, especially Manila, they have a winsome energy that is sometimes missing for what can be, honestly, kind of a mean show.

Lowder: I definitely find Manila especially talented, but I could be biased considering that the one time I performed drag in a show in college for a goof, she and her very sadly recently deceased boyfriend, Sahara Davenport, helped dress us backstage. She is truly a sweetheart, as you sensed, and I think we both agree that she gets the fan award for that amazing Holly Golightly head piece at the start of the show.

Bloomer: Indeed. Speaking of: The catchphrases made a triumphant return. Shall we recount favorites?

Lowder: YES! I'm partial to ?Rutarded,? though I think "Speculative Taste Levels" courtesy of the smoldering judge Santino was the clear winner. What others caught your ear?

Bloomer: I am actually more of a fiend for the random puns Ru sprinkles during the photo shoots, no doubt lovingly doled out during post-production. The one I actually wrote down was "couture meets cooter."?What can I say, I'm a lowbrow boy.

Lowder: Then this is your show! Though I have to say the prizes are getting decidedly highbrow as the seasons go on: $100,000 and a cache of MAC products? It?s getting bougie, girl. And while we're talking consumerism, one thing I want to bring up: The product placement. How is it that this is the only show on television where brazen PP doesn't bother me?

Bloomer: I think we give it a pass on the generous assumption that the show is in a constant state of making fun of itself and other shows like it.

GM tests magnesium sheet metal to take weight out of cars

DETROIT (Reuters) - Engineers and scientists at General Motors Co believe they have made a big step toward the expanded use of magnesium in vehicles by heating the lightweight metal so it can be formed into precise, rigid shapes needed for auto parts.

Die-cast magnesium is commonly used in cars and trucks for steering wheels and other parts. What is new, said GM metals researcher Jon Carter, is the ability to form magnesium sheets to make inner panels of doors and trunk lids.

GM is starting slow, but eventually the expanded use of magnesium can take a significant amount of weight away from cars and trucks, Carter said.

Magnesium is 75 percent lighter than steel and 33 percent lighter than aluminum, said GM engineer Paul Krajewski.

"Magnesium will allow us to reduce the weight of certain sheet metal panels and thereby improve fuel efficiency and handling and overall performance," Carter said in a telephone interview.

It is more difficult, Krajewski said, to form lightweight metals such as aluminum than it is to stamp out auto parts by using steel. It is difficult still to form magnesium sheets into the intricate shapes needed for inner panels on cars and trucks.

GM will conduct a production run of 50 vehicles to be bought by consumers in the fourth quarter, but Carter would not indicate the model or models that will test the expanded use of magnesium this year.

Carter and Krajewski said the goal of taking weight out of vehicles is largely due to the more stringent U.S. fuel economy standards to go into effect in coming years.

By 2020, magnesium will be able to take out 15 percent of the weight of a vehicle, leading to fuel savings of 9 percent to 12 percent, according to the U.S. Automotive Partnership.

Forming magnesium sheets into auto parts by heating them to 842 degrees Fahrenheit (450 degrees Celsius) is a slow process. Eventually, Carter said, GM researchers want to test the use of alloys in the process that will allow magnesium sheets to be reshaped at lower temperatures, and eventually, at room temperature.

So the use of magnesium in GM vehicles will be small in the near-term, but may expand as researchers and engineers speed the process.

GM has patents on the process for heating magnesium and for making it more resistant to corrosion. The company plans to license the technology to allow auto-parts suppliers to produce the magnesium inner panels, according to GM spokesman Kristopher Spencer.

What is heli skiing? You might probably be amazed at how many different kinds of skiing there are.

In general, skiing as a whole can always be dangerous and challenging. There is the snow skiing, the water skiing, and now another form and type of skiing? the heli skiing.

Heli skiing comes from the word skiing and helicopter. The literal analysis of the word would come up with the literal and practical definition for this recreational or sports acivity.

Heli skiing is a term used to denote the practice or action of Alpine skiing with the use of the helicopter. Why the helicopter? You might ask.

The helicopter

Helicopter is used in heli skiing so the skier can be able to gain extreme altitude that would be impossible to be gained or attained by any person without the help of the helicopter.

Heli skiing enables the skier to ski coming off from different and various starting points. Skiing in very remote areas can also be made possible by heli skiing.

As such, heli skiing can be safely and appropriately classified as a very extreme sports. Because heli skiing is mainly done in remote and unlikely places or areas for skiing, the dangers of avalanches is very evident.

Heli skiing is also never free of the dangers posed by the existence of rocks and trees.

The helicopter used for helis skiing is also not the ordinary helicopter used in the modern times. They are specially designed and are used to carrying out the task of helping heli skiers lift up and ski at great heights.

A short history

Heli skiing is an extreme sport developed and introduced in April 1965 in Canada by Hans Gmoser.

Hans Gmoser is an Austrian who migrated to Canada in the 1950s to pursue and chase after greener pastures. Ironically, the man found whiter pasture, because the Canadian state where he got into turned out to be covered with thick snow.

By that time, there are a number of Austrians who went up and posed on top of Mt Everest in the Himalayas. The thrill and excitement aroused the national pride in the extreme sports fanatic, Mr Gmoser.

To have his own participation in the emerging Austrian pride for the heights, Mr Gmoser devised and designed an extreme recreation or sports to lift snow skiers in the Bugaboo Mountains.

Because no one has ever tried it before, he introduced skiing using helicopters to lift up the skier to greater altitudes.

The result was an extreme fun and thrilling exercise. Hel skiing was born.

The modern times

The modern times is characterized by extreme recreation and sports. That is because most people are earning their living through the corporate scene.

Most people are engaged in seats and in front of computers in general to earn their living. That is why the opportunity of going out and sweating it all out through extreme activities in the great otdoors thrill most people.

Heli skiing has it all and more. It can also be too risky and deadly. Experts and less-gutsy people stay away from it because the activity is truly not one to keep your visceral parts at peace.

GENEVA (AP) ? Forget the seven Tour de France victories. Forget the yellow jersey celebrations on the Champs Elysees. Forget the name that dominated the sport of cycling for so many years.

As far as cycling's governing body is concerned, Lance Armstrong is out of the record books.

Once considered the greatest rider in Tour history, the American was cast out Monday by his sport, formally stripped of his seven titles and banned for life for his involvement in what U.S. sports authorities describe as a massive doping program that tainted all of his greatest triumphs.

"Lance Armstrong has no place in cycling and he deserves to be forgotten in cycling," said Pat McQuaid, the president said of the International Cycling Union. "This is a landmark day for cycling."

McQuaid announced that his group, known as UCI, accepted sanctions imposed by the U.S. Anti-Doping Agency and would not appeal them to the Court of Arbitration for Sport. McQuaid said he was "sickened" by some of the evidence detailed by USADA in its 200-page report and hundreds of pages of supporting testimony and documents.

The condemnation by cycling's most senior official confirmed Armstrong's pariah status, after the UCI had backed Armstrong at times in trying to seize of the doping investigation from USADA. McQuaid said the UCI endorsed a life ban for Armstrong after almost two weeks studying the American agency's evidence, and will meet Friday to discuss going after his 2000 Olympic bronze medal.

Tour director Christian Prudhomme said he no longer considers Armstrong to be a champion from 1999-2005 and wants him to pay back his prize money.

"We wish that there is no winner for this period," he said in Paris. "For us, very clearly, the titles should remain blank. Effectively, we wish for these years to remain without winners."

Armstrong's representatives had no immediate comment, but the rider was defiant in August as he chose not to fight USADA in one of the agency's arbitration hearings. He argued the process was rigged against him.

"I know who won those seven Tours, my teammates know who won those seven Tours, and everyone I competed against knows who won those seven Tours," Armstrong said then. "The toughest event in the world where the strongest man wins. Nobody can ever change that."

USADA said Armstrong should be banned and stripped of his Tour titles for "the most sophisticated, professionalized and successful doping program that sport has ever seen" within his U.S. Postal Service and Discovery Channel teams. He will lose all his race results since August 1998.

The agency welcomed the decision by UCI, following months of sparring between the two organizations.

"Today, the UCI made the right decision in the Lance Armstrong case," USADA CEO Travis Tygart said in a statement, which called on cycling to continue to fight doping. "There are many more details of doping that are hidden, many more doping doctors, and corrupt team directors and the omerta has not yet been fully broken."

The USADA report said Armstrong and his teams used steroids, the blood booster EPO and blood transfusions. The report included statements from 11 former teammates who testified against Armstrong, including that he pressured them to take banned drugs.

"I was sickened by what I read in the USADA report," McQuaid said, singling out the testimony of former teammate David Zabriskie. "The story he told of how he was coerced and to some extent forced into doping is just mind boggling."

Armstrong denies doping, saying he passed hundreds of drug tests ? he has claimed as many as 500. UCI conducted 218 tests and there were another 51 by USADA, although they are not the only drug-testing bodies. USADA's report, released earlier this month, was aimed at showing why the agency ordered the sanctions against him.

"At the moment Lance Armstrong hasn't admitted to anything, yet all the evidence is there in this report that he doped," McQuaid said.

On Sunday, Armstrong greeted about 4,300 cyclists at his Livestrong charity's fundraiser bike ride in Texas, telling the crowd he's faced a "very difficult" few weeks.

"I've been better, but I've also been worse," Armstrong, a cancer survivor, told the crowd.

While drug use allegations have followed the 41-year-old Armstrong throughout much of his career, the USADA report has badly damaged his reputation. Longtime sponsors Nike, Trek Bicycles and Anheuser-Busch dropped him last week, and Armstrong also stepped down last week as chairman of Livestrong, the cancer awareness charity he founded 15 years ago after surviving testicular cancer which spread to his lungs and brain.

After the UCI decision Monday, another longtime Armstrong sponsor, Oakley sunglasses, cut ties with the rider.

Armstrong's astonishing return from life-threatening illness to the summit of cycling offered an inspirational story that transcended the sport. However, his downfall has ended "one of the most sordid chapters in sports history," USADA said in its report published two weeks ago.

The decision to create a seven-year hole in the record books marks a shift from how organizers treated similar cases in the past.

When Alberto Contador was stripped of his 2010 Tour victory for a doping violation, organizers awarded the title to Andy Schleck. In 2006, Oscar Pereiro was awarded the victory after the doping disqualification of American rider Floyd Landis.

USADA also thinks the Tour titles should not be given to other riders who finished on the podium, such was the level of doping during Armstrong's era.

The agency said 20 of the 21 riders on the podium in the Tour from 1999 through 2005 have been "directly tied to likely doping through admissions, sanctions, public investigations" or other means. It added that of the 45 riders on the podium between 1996 and 2010, 36 were by cyclists "similarly tainted by doping."

The world's most famous cyclist could still face further sports sanctions and legal challenges. Armstrong could lose that 2000 Olympic time-trial bronze medal and may be targeted with civil lawsuits from ex-sponsors or even the U.S. government.

McQuaid said the UCI's board will meet Friday to discuss the Olympic issue and whether to update other race results due to Armstrong's disqualifications.

The IOC said in a statement it would study the UCI's response and wait to receive their full decision.

"It is good to see that all parties involved in this case are working together to tackle this issue," the IOC said.

A so-called "Truth and Reconciliation" commission, which could offer a limited amnesty to riders and officials who confessed to doping practices, will also be discussed, UCI legal adviser Philippe Verbiest said.

In total, 26 people ? including 15 riders ? testified to USADA that Armstrong and his teams used and trafficked banned substances and routinely used blood transfusions. Among the witnesses were loyal sidekick George Hincapie and admitted dopers Tyler Hamilton and Landis.

USADA's case also implicated Italian sports doctor Michele Ferrari, depicted as the architect of doping programs, and longtime coach and team manager Johan Bruyneel. Ferrari ? who has been targeted in an Italian prosecutor's probe ? and another medical official, Dr. Luis Garcia del Moral, received lifetime bans.

Bruyneel, team doctor Pedro Celaya and trainer Jose "Pepe" Marti opted to take their cases to arbitration with USADA. The agency could call Armstrong as a witness at those hearings.

Bruyneel, a Belgian former Tour de France rider, lost his job last week as manager of the RadioShack-Nissan Trek team which Armstrong helped found to ride for in the 2010 season.

Social nets grab 'horses and bayonets' debate line

President Barack Obama countered Mitt Romney's Big Bird and binders on Monday night with horses, bayonets and Battleship. Who won? The Internet, of course.

Obama's broadside reply to Romney's shot at the size of the Navy took off instantly on social networks and dominated online discussion of the candidates' final debate.

A look at some key online trends from the night:

HORSES AND BAYONETS: The exchange started with Romney challenging his Democratic opponent by saying the Navy is too small and has fewer ships than it did in 1916.

Obama's response: "Well, governor, we also have fewer horses and bayonets. ... We have these things called aircraft carriers, where planes land on them. We have these ships that go underwater, nuclear submarines. And so the question is not a game of Battleship, where we're counting ships."

The online reaction was swift.

On Twitter, the hashtag "horsesandbayonets" immediately began trending in the United States and became the top trend in the country and third worldwide, even an hour after the debate ended. On Facebook, users created more than 50 pages named "Horses and Bayonets." The Democratic Congressional Campaign Committee also pounced, posting a meme declaring "Obama just sank Romney's battleship" that generated more than 84,000 likes and was shared more than 16,000 times in an hour.

REGIONS: Iran, Libya, Israel, Syria, Detroit and even Mali all made appearances among Twitter's trending topics in the United States and worldwide as Obama and Romney sparred on U.S. foreign policy. Bill Maher weighed in with a jab at voters after Romney mentioned al-Qaida's presence in Mali. Said the comedian on Twitter: "Mitt, you do know that most of America thinks Mali is one of Obama's daughters, right?"

BOB SCHIEFFER: The veteran CBS newsman was largely spared the same criticism unleashed by the Internet on previous moderators Jim Lehrer and Candy Crowley. He took some ribbing after a gaffe in which he referred to "Obama's bin Laden," but received even more praise for saying everyone loves teachers and closing the debate by saying his mom's advice is "go vote."

HOPE OF THE EARTH: Romney's reference to America being the hope of the Earth in his closing statement earned him praise from supporters and sarcasm from detractors. It fit with a phrase that went viral on Twitter earlier in the debate, in which he said his goal is a "peaceful planet."

THE MAIN EVENT: On a night with "Monday Night Football" and the St. Louis Cardinals and San Francisco Giants contending for baseball's National League championship, the debate won heads up on social networks as the events were played simultaneously. Giants lead Cardinals 7-0 in Game 7 of NLCS

(AP) ? Hunter Pence doubled home two runs with a slicing, broken-bat hit during a five-run third inning that chased Kyle Lohse, and the San Francisco Giants took a 7-0 lead over the St. Louis Cardinals through three innings in the decisive Game 7 of the NL championship series Monday night.

Pablo Sandoval's run-scoring groundout in the first gave him an RBI in five straight games, matching a Giants postseason record. Home run king Barry Bonds set the mark in 2002.

Matt Cain worked out of a jam behind a strong defensive effort and extended San Francisco's lead with a two-out single in the second. A Giants pitcher has driven in a run in three straight games. During that same span, St. Louis has scored one run as a team.

Lohse left after he walked Buster Posey to load the bases with no outs in the third. Pence then connected on a pitch from reliever Joe Kelly that broke his bat. The ball hit his bat twice more creating an awkward spin that fooled shortstop Pete Kozma, who first broke to the right. Kozma could not recover to field the slicing ball and it went for a double. A third run scored when center fielder Jon Jay misplayed the ball for an error.

The hit highlighted a run-scoring blitz that put the Cardinals in a major hole and whipped an orange towel-twirling crowd at AT&T Park into a frenzy.

The winner of the game between the past two World Series champions will host the Detroit Tigers on Wednesday night.

After some light rain during batting practice, sunshine broke through and a rainbow formed beyond the outfield, providing another scenic San Francisco backdrop.

And once again, the Giants started strong.

Cain struck out Jay on four pitches before Carlos Beltran blooped a single to center to open the first inning. Beltran stole second with two outs ? moving to 11 for 11 for his career in the postseason, the most steals ever without getting caught in a postseason career ? but Cain got Allen Craig to pop out to third.

In the bottom of the inning, Pagan and Marco Scutaro singled to put runners on first and third. Pagan scored on Sandoval's groundout to give the Giants a 1-0 lead, although San Francisco squandered chances for more when Lohse quickly retired Posey and Pence.

The team that had scored first is 5-1 in the series. The one loss came in Game 3, when St. Louis rallied to beat the Giants 3-1 with Cain and Lohse on the mound.

Cain, San Francisco's ace who threw a perfect game against Houston earlier this season, was hardly at his dominating best ? but his defense helped clean up his mistakes.

Yadier Molina singled and David Freese walked leading off the second. Molina moved to third when first baseman Brandon Belt made a diving stop on Daniel Descalso's grounder, throwing from his knees to get Freese at second. After Cain struck out Kozma, shortstop Brandon Crawford leaped to catch Lohse's soft liner to keep St. Louis scoreless.

Cain singled to center to score Gregor Blanco from second in the bottoming of the inning. Lohse cut off the relay throw and fans roared to their feet in celebration.

Crawford added another RBI in the third inning when Kozma fielded a weak grounder and threw home late, and Pagan grounded into a fielder's choice to put San Francisco ahead 7-0.

Lohse left after allowing six hits, walking one and striking out one.

About the only thing St. Louis could rely on was history ? at least recent history, anyway. The Cardinals overcame a 6-0 deficit to stun the Washington Nationals in the decisive Game 5 of the division series.

Only this time, the stakes were even higher ? and the deficit even larger.

The Giants were going for their 20th pennant while the Cardinals were chasing their 19th. In winner-take-all Game 7s, the Cardinals are 11-4 and the Giants are 0-5.

Since 1976, 14 home teams have won a Game 6 to force Game 7, with 13 of the 14 going on to win Game 7, according to STATS LLC. The lone loser was the 2006 Mets against the Cardinals. Beltran struck out looking with the bases loaded on Adam Wainwright's curveball for the final out in New York's 3-1 loss.

The only other time the Cardinals opened a 3-1 lead in the NLCS came in 1996, when they lost to the Atlanta Braves in seven games. San Francisco, which never faced an elimination game in winning the 2010 World Series title, is 5-0 when pushed to the edge this postseason.

St. Louis has won its last six games when facing elimination.

Amidst the intensifying European problems, Poland is the only emerging nation in the region that has avoided recession until now. In fact, the country stands out as a major gainer during the global recession when compared to its neighboring countries, generating 4.8% growth in 2008, 1.7% in 2009 and 3.8% in 2010 (read: Three Resilient European ETFs Still Going Strong).????

Furthermore, the Polish economy expanded 4.3% last year. This growth now appears to be slowing down due to increasing problems in Western Europe, falling domestic demand, ongoing fiscal consolidation, and slowing public investment.

As a result, the growth is expected to fall to 2.4% this year and then to 2.1% in the next, as per IMF. However, these expectations are better than the other emerging European countries, although inflation is still a troubling issue, coming in at 3.55% over the summer.

Among the risks, current unemployment rate at 12.4% is the major concern for the nation?s growth. The Polish economy, the sixth largest economy in the euro zone, has also experienced substantial trade deficits over the past several years. The trade deficit is now expected to rise to 3.5% of GDP from the previous forecast of 2.9% this year.

The country mainly exports machinery and equipment, textiles and footwear, metals and metal products, minerals and fuels, chemicals, and agricultural products. Germany is the largest trading partner of Poland (accounting for about 25% of the exports), followed by Italy, France, Turkey, Hungary and Bulgaria (read: The Comprehensive Guide to German ETF Investing).?

Despite several issues, the Eastern European nation arguably has a much better investing climate than the majority of its neighbors to endure a sharp economic downturn. This is because Poland has far less worries on the corruption front while having a well-educated and tech savvy workforce. In fact, Poland currently ranks in the top fifty countries from a competitiveness standpoint, beating nearby Russia out by over 20 places.

Thanks to this competitiveness and large size of the Polish economy (the nation is one of the 20 largest economies in the world), it could be time to give the nation a closer look. Poland still enjoys a stable credit rating from the three major agencies and its financial system remains steady.

Further, the ongoing turmoil in the European markets and a still dismal job scenario in the U.S., investors are looking to shift their exposure to the emerging European market, in particular Poland, which is among the best-performing emerging countries (read: Get True Emerging Market Exposure With These Three ETFs).

How to Play?

With that being said, we still believe Polish economic and political conditions are stronger relative to other European countries, compelling investors to play there over the other markets in the region. Currently, investors have two Polish ETF options in the market, each of which offers great exposure to the nation?s economy (read: Poland ETFs Head-To-Head).

An ETF approach in the basket form is the best way that provides strong returns with minimum risk thanks to diversification and tax benefits. The details of these ETFs are provided below:

iShares MSCI Poland Investable Market Index Fund (EPOL)

Investors seeking broad exposure to the Polish equity market might find EPOL an interesting pick. Launched in May 2010, the fund seeks to match the price and yield of the MSCI Poland Investable Market Index, before fees and expenses.

The product focuses largely on the large cap segment of the Polish market and holds 45 securities in its basket. The majority of holdings are classified as blend stocks from a style perspective. The fund is heavily concentrated in its top 10 holdings with nearly 69% of the total assets. The top three companies combined to make up for nearly 34% share of the portfolio.

From a sector perspective, the product has a certain tilt towards the financial sector making up 42% of the ETF (read: Does Your Portfolio Need a Financial ETF?). Materials, energy, utilities and telecommunication services round up to comprise the next four sectors with a combined 47% share.

With AUM of $140.7 million, the product charges 59 bps in fees per year from investors. Volume is quite good, trading in more than 70,000 shares per day on average, suggesting a tight bid ask spread. The ETF has generated outstanding returns of over 28% so far in the year (as of October 16) and yields an impressive annual dividend of 4.83%.

Market Vectors Poland ETF (PLND)

Launched in November 2009, the fund tracks the Market Vectors Poland Index, which consists of 25 companies that are either headquartered in Poland or produce at least 50% of their revenues from the nation (see more ETFs in the Zacks ETF Center).

The fund holds 30 securities in its basket, with a heavy focus on the top 10 holdings that account for about 60% of the assets. The top three companies dominate more than 24% of the holdings. Though the product puts more focus on large cap stocks, mid cap takes 22% share with only 1% going to small caps.

In terms of holdings, financials consists of more than one-third of the holdings followed by double-digit weightings to materials (16%), energy (16%), and utilities (12%). The ETF has total assets of $32.5 million and sees a moderately good volume of about 13,000 shares per day.

This implies that investors have to pay additional cost in the form of a wide bid/ask spread, beyond the expense ratio of 0.60%. The product lags EPOL by a single basis point in terms of fees (read: Are Analyst Recommendation ETFs Worth the Cost?).

PLND has generated excellent returns of nearly 25% year-to-date (as of October 16) and yields a good dividend of 3.60% annually. This suggests that investors have a decent long-term choice on their hands in this Poland ETF.
